As a Buyer, you don’t pay your Realtor anything; I get paid by the Seller.

What type of property are you looking for?
Semi Detached...Detached...Condo. Which option is best for you? You will need to decide what works best and factor in your areas of preference, what you can afford, size etc.
Location is a big one. Often times, the location you favour will affect the type of property you want. Some areas are more expensive than others due to the amenities & schools. You should also consider other factors like how close you want to be to work, family, shopping etc.

A Realtor can make or break your experience. It is important to ask a lot of questions because your Realtor should always provide sound advice on the buying process and always have your best interest at heart. I take my job very seriously, and your best interest will always be my number one priority. If you hire me, I will:
Help you in arranging financing for your property (if you require it);
Discuss the areas you are interested in purchasing a home. Once we settle on where you want to purchase, I will arrange showings & provide details for interested properties;
Give expert advice on market value, location, schools etc.;
Explain all the forms & agreements related to the purchase. Let’s face it, purchasing a home comes with a lot of paperwork. Let me do the heavy lifting and all the explaining, and I’ll make sure to be available to answer any questions or concerns you may have.;
Be an expert negotiator to get you the best possible price & terms for your purchase. I want you to get the best deal possible and to make your buying experience a positive one;
I will advise you when to walk away or not purchase a certain property. If I think a purchase is not in your best interest, I will let you know. Your best interest will always be my number one priority;
Be honest, loyal & give attention without any conflict of interest; and
Give expert advice on useful clauses that will protect your best interest.

Step by Step of the Buying Process:
Hire a Licensed Realtor - Me, Sam Cantalena, Realtor and Broker;
Help you get pre-approved for a mortgage., via a Bank or Mortgage Broker;
Discussion to figure out your needs, wants, must haves, areas, etc.;
See Properties - When you walk into "your home" you'll know! Take your time, there is no rush to make one of the biggest financial decisions of your life.
Book additional property viewings;
Place an offer!!! – Remember, I will have looked at comparables in the area and I’ll make sure to negotiate a GREAT price for you;
Ensuring a competent Real Estate Lawyer reviews the paper work for a quick and easy closing.
